We provide structural input early, especially around deck and roof systems, where schedule and cost intersect. The focus is on removing unnecessary steps without compromising the integrity of the build.
What areas in Florida do you perform shell work?
We primarily operate between Miami and Vero Beach and have executed shell work throughout South Florida and Orlando since 2008. For the right client and scope, we will consider projects statewide.
Do you include auger cast piles, helical piles, or roof trusses?
Scope is structured based on the builder’s preference. Regardless of contract structure, we stay involved in coordination to ensure clean transitions between trades.
How do you handle change orders?
All change orders are documented and approved in writing before work begins. We don’t rely on change orders to correct low bids.
How do you manage quality control?
Quality starts with full-time supervision and verification of critical tolerances before work progresses. Our goal is to deliver a clean shell that doesn’t create downstream corrections.
How long does it take to receive an estimate?
A standard takeoff typically takes about one week, with structural supplier pricing requiring an additional 2 to 3 weeks, depending on the scope. Larger custom projects generally fall within a 2-to-3-week turnaround.
